Moving to Phoenix.

The practical stuff newcomers ask about first.

The heat

Summers are long and very hot. Pay attention to a home's AC age, insulation, window orientation and shade. The National Weather Service Phoenix office issues extreme heat warnings each summer.

Electric: SRP or APS

Most of the metro is served by either SRP or APS, depending on the address. You can't choose; the address decides. Both offer time-of-use plans, so ask for a home's past bills.

Water, trash and HOAs

Water and trash are usually through the city or town. Many Valley neighborhoods have an HOA with its own rules and dues, so read the CC&Rs before you buy. Arizona's Department of Water Resources covers assured water supply for new subdivisions.

Picking a city

East Valley, West Valley, north Phoenix and Scottsdale each feel different. Compare all areas with Zillow home values by ZIP.

Frequently asked questions

Do I need to know SRP vs APS before buying?

It helps. The provider is set by the address, and rates and plans differ. Ask the seller for recent bills.

Are HOAs common in Phoenix?

Yes, especially in newer master-planned communities. Review dues and rules before you write an offer.
